If you were planning to apply for a mortgage using self-employment income, you may already know that lenders normally need to check at least two years of your income-generating activity (i.e., the self-employment itself). But what if you have become self-employed only recently?

## Is It Possible to Get a Mortgage If You Don’t Yet Have a Two-Year Self-Employment Record?

Yes, if you’ve recently switched or just become freshly self-employed, there are mortgage options for you, albeit somewhat limited. In particular, if you recently launched a business, became an entrepreneur, or took up some other income-generating activity, and have a well-reported, documented history of doing so legitimately.

You will also be looking at a slightly narrower selection of loan programs—due to the recent self-employment, your mortgage case will probably require additional research and underwriting.

*Fannie Mae’s current Selling Guide posits—if you (a borrower) have less than two years of self-employment to show for a mortgage loan qualification, you may qualify under certain conditions.*

However, there are plenty of loan programs and individual lenders that have their own requirements and may impose additional restrictions or facilitations for an under-two-years’ self-employment income application.

Your life will be much simpler if you know what to prepare for: what proof of income you’ll need, how your previous employment will affect your application, and which steps you can take to improve your financial profile before applying.

## What Mortgage Programs Allow Less Than Two Years of Self-Employment?

In a major part, your recent self-employment income mortgage application depends on the type of mortgage you pursue. This is where you can readily consider three common formats:

### Conventional Mortgages

In a conventional mortgage case, guided by the Fannie Mae regulations, recently self-employed borrowers must provide at least twelve months of documented business income and show a history of similar work with comparable or higher earnings. The lender must also assess business stability and your overall financial profile.

### FHA Loans

The mortgage loans backed by the Federal Housing Administration may accommodate your case on the condition that you can show at least two years of prior experience in the same or a related field. This means qualifying will be easier for you if you worked in a certain field and then became an independent specialist in the same field.

### VA Loans

As for the Veterans Affairs-backed mortgage loans, income earned for less than a year is rarely accepted on its own (lenders will closely assess your business's stability and earning potential). Two years of self-employment income is a general standard, but relevant work experience or specialized training can help if you have a shorter track record.

## How Lenders Qualify Less Than Two Years of Self-Employment

A shorter business history leaves less time for lenders to assess your earnings. This means that they may examine other aspects of your financial and professional background, like the following:

1. **Previous employment in the same or a related field**. Your previous work experience (e.g., industry experience, previous earnings, professional qualifications, etc.) can help bridge the gap between your new business and your limited self-employment history. W-2 forms, pay stubs, and employment records can help support your case.
2. **At least one full year of documented self-employment income**. Mortgage programs can easily require at least twelve months of documented current business income instead of two years. So if you can prepare tax returns for one full year of operation, do that to avoid additional challenges.
3. **Stable or increasing earnings**. Your mortgage provider will be prioritizing the sustainability of your business’s operation and profits, for which they may analyze your client demand and financial consistency.
4. **Business financial health**. Lenders commonly review profit and loss statements, bank records, outstanding debts, ongoing contracts, and other aspects that may indicate your business’s ability to sustain the loan.
5. **Your overall financial profile**. Surely, your lender will be reading into your credit history, financial behavior, savings, etc. even more scrupulously than in the case of the two years’ self-employment.

## The Documents to Help You Qualify

| Document | What it shows |
| --- | --- |
| Personal federal tax returns | Reported income and the borrower's earnings history |
| Business tax returns and schedules (as required) | Business profits, expenses, and ownership-related income |
| Previous W-2s and pay stubs | Earnings from a previous job, especially in the same or a related occupation |
| Year-to-date profit and loss statement | Your business's recent financial performance |
| Business bank statements | Cash flow, deposits, and available business funds |
| Current contracts and invoices | Evidence of ongoing work and customer demand |
| Business registration or license | The identity and operating history of the business |
| Current balance sheet, when applicable | Your business's assets, liabilities, and financial position |
| Professional licenses or qualifications | Relevant experience and specialized training |

## How You Can Boost Your Chances of Getting a Mortgage Before Two Years of Self-Employment

Waiting for your second anniversary as a business owner is not necessary to apply for a mortgage loan. However, you may need to double down on preparation. Here’s what you can do.

### Choose a Lender That Explicitly Offers Options for the Self-Employed

Pick a mortgage provider that has experience in underwriting borrowers with a short business income track record. Ideally, they should advertise this experience or have a portfolio case of providing a mortgage on less than two years of self-employment income.

### Keep Your Financial Records Organized

Consistent bookkeeping, well-separated personal and business transactions, and availability of tax returns and financial statements will make your mortgage application process much smoother.

### See How Tax Deductions Affect Your Qualifying Income

Business deductions can lower the documented income that will be used for mortgage qualification, even when your revenue is strong. Consult in advance about which adjustments may be permitted—misreporting income won’t improve your application.

### Build Savings and Manage Existing Debt

Healthy cash reserves help balance out and maintain future mortgage payments. Lower monthly debt payments may improve your debt-to-income ratio. So make sure to avoid unnecessary borrowing and keep business transactions well-documented throughout the mortgage process.

## Frequently Asked Questions

- ### 1. What if I have been self-employed for less than even one year?
**

You can still apply, but qualifying with less than twelve months of self-employment income can be considerably more difficult than qualifying after a full year.

If you recently launched your business and do not yet have a full year of income, you may not satisfy certain documentation and prior experience conditions.

However, you still have several potential paths to explore, e.g.:

- **Qualify using other income**. If you have a salaried job, investment income (which your lender is ready to consider), or another documented income source sufficient to support the mortgage, you can try to apply with that.
- **Consider a joint application**. If you become a co-borrower, the qualifying income can be halved (provided all requirements are met and both applicants’ debts are considered appropriately).
- **Seek alternative documentation loans**. Some non-qualified mortgage or non-QM lenders offer bank statement loans that assess deposits and business cash flow instead of conventional tax-return reports.
- **Build a longer income history**. If your current income cannot yet be documented adequately, think about waiting until you have a fuller record, which may open up more options and more favorable loan terms.
- ### 2. Can I qualify for a mortgage if I only recently switched from W-2 employment to 1099 contracting?
**

Yes, potentially. It may even help you qualify if you’re still working in the same field. But it can also spawn new challenges if the switch was too recent.

If you’re switching from salaried employment to independent contracting in the same or a related field or specialty, it can actually work in your favor. To lenders, your previous job can demonstrate that you already have the skills, experience, and earning capacity to continue working in your industry.

E.g., if you worked as a marketing specialist for several years before but then decided to become an independent consultant, your previous employment history may help establish your income continuity.

However, lenders must still verify your self-employment income and see whether it’s stable enough to support future mortgage payments. For this, be ready to provide previous W-2 forms, pay stubs, tax returns, and up-to-date business financial records.

Keep in mind also that switching to 1099 work will come with more challenges if you have been contracting for less than twelve months (or if your income has dropped significantly, which will require additional underwriting analysis).
- ### 3. Should I apply for a mortgage if my self-employment income fluctuates a lot monthly?
**

Yes, you can safely do so, unless mortgage affordability is totally negative for you. So make sure to define the nature of fluctuations and consult additionally.

Irregular income doesn’t automatically disqualify your application, but the loan provider will need to establish two essentials:

- that your self-employed income is sufficiently stable
- that your earnings can be expected to continue generating

This can be more challenging for underwriters to identify when you have been self-employed for less than two years. There is simply less historical data to analyze and gain an outline of your typical earning pattern. So rather than focusing on your income in the best-performing months, underwriters can assess your broader financial picture, including reported profits, current business performance, and the reasons behind any visible fluctuations.

Much depends on the nature of the fluctuations you’re experiencing exactly. A sustained loss of customers or a persistent downward trend in earnings will certainly affect your mortgage application negatively. And even good total revenue won’t work in your favor if your qualifying income is insufficient in the long run.

Ultimately, be sure to calculate your future mortgage affordability for your particular case. Other than that, you can always shop for mortgage firms and lenders ready to take on challenging cases and custom underwriting situations.
