## What Does Exactly “Mortgage Refinancing” Mean?

Mortgage refinancing means that you apply new mortgage terms to your home to replace the existing loan.

People often consider refinancing to lower the interest rate. Dropping even 1% can save hundreds of dollars per month, making a big difference in total. You can also choose to refinance to shorten the loan term and own your home sooner. By switching loan type, you can get a fixed-rate mortgage instead of an adjustable-rate option. Replacing a FHA loan with a conventional mortgage may also remove monthly mortgage insurance.

When interest rates drop, it is natural to wonder whether you can refinance your home mortgage right after closing. Some homeowners can actually do it right away, while others have to wait a few months according to seasoning rules.

### So, What Are Seasoning Rules?

Seasoning rules refer to the seasoning period, the prescribed amount of time, which you have to wait after purchasing a new house before you can apply for refinancing. The seasoning period length depends on the mortgage and refinance type you are interested in.

## Seasoning Requirements For Refinancing

Depending on the loan type, you may face the following refinancing requirements.

### Conventional loans

If you have a conventional loan, you can often refinance right after closing. However, some lenders require you to wait 6 months to get a rate-and-term refinance. Basically, it changes the mortgage you originally have to a new one with more pleasant terms. For cash-out refinancing, in case of borrowing money from the home's value, you will have to wait approximately 6-12 months. It is also important to meet the lender’s credit requirements, and your debt-to-income ratio must be no more than 50%. We recommend checking with a lender, as requirements may vary.

### FHA

If you have an FHA loan and you want to get a cash-out refinance, at first you have to own and live in your property as a primary residence for at least 12 months. Make sure that you make payments without delay during the entire period. As an alternative, you can get a streamline refinance, but for this you need to make a minimum of 6 payments on the loan, and 210 days should have passed since your first payment. However, there is no specific credit score minimum; some lenders may ask for a score of 580 or higher.

### VA

VA loan owners can apply for an Interest Rate Reduction Refinance Loan (you may know it as IRRRL) if you have a VA-type mortgage. To make it work, you need to make at least 6 monthly payments in a row, and at least 210 days from the first payment. Officially, there is no minimum credit score for IRRRL, but individual lenders often set a 600 credit score as a requirement.

### USDA

The most common refinance option, USDA Streamlined-Assist refinancing, requires you to wait at least 180 days from the moment of your current mortgage closing. It is important to have no delays in mortgage payments within this period. Other refinancing types may take up to 12 months of waiting. Credit score and debt-to-income requirements mostly vary by refinancing programs and lenders.

### Jumbo

Jumbo loans usually take more work to refinance than a conventional mortgage. There is no universal waiting period, as timing and requirements depend on the lenders and specific loan terms. In this case, you may need to have strong credit, a low debt-to-income ratio, cash reserves, and additional financial documentation.

## Frequently Asked Questions

- ### 1. How often can I refinance my home?
**

Actually, there is no specific legal limit that tells you how many times you can apply for refinancing. Theoretically, you can do it multiple times, but only if you still meet the lender’s requirements. However, the more important question would be whether it is worth the effort. Refinancing too frequently may not be a practical decision, because each new mortgage comes with closing costs and other fees.

Lenders often require borrowers to wait 6 months before refinancing again, but it is not a universal rule, and the exact waiting period may vary depending on the lender, loan type, and your current refinance program.

We also recommend considering whether the potential savings justify the costs of refinancing and a new mortgage. For example, getting a lower interest rate is a chance to reduce your monthly payment, but you still have to pay for closing costs, and it may take several years to recover these expenses. Your financial situation also affects the decision, as changes in credit score, income, loan balance, or home value may affect your terms.

So, basically, you can refinance multiple times with waiting periods depending on your lender’s requirements. But we recommend ensuring that each refinance gives you a reasonable benefit.
- ### 2. What are the main reasons to refinance after buying a house?
**

There are several reasons to consider refinancing right after a house purchase, including a drop in interest rates. With a lower rate, your monthly payments will reduce, and the total interest you have to pay for a loan may also get smaller. If a homeowner has an adjustable-rate mortgage, they may consider switching to a fixed-rate mortgage and get more predictable payments.

Financial or life situations may change, and mortgage refinancing may help to adjust to new circumstances. For instance, if it comes to marriage or divorce, quite often owners want to add or remove a co-borrower.

If your home value has gained at least 20% equity, you can also use refinancing to remove private mortgage insurance, freeing yourself from extra payments.

And, finally, refinancing can help you access home equity via a cash-out refinance. It means you may get funds for home improvements, education, or any other expenses you need to cover. It is also your chance to apply for a home equity loan or HELOC (home equity line of credit). But this also requires at least 20% equity, so it may not be your option if a purchase was made recently or you have made a small down payment.
- ### 3. Does refinancing always mean starting a loan over?
**

Yes. If you decide to refinance your mortgage, it means you replace the current one with a new one. The new loan comes with a new repayment schedule, which begins at the start of the new loan term. For instance, if you have a 30-year mortgage and wait to refinance it after 5 years with another 30-year mortgage, you will still have a new 30-year repayment period. The payments made during the first 5 years of the original mortgage will not count toward the term of a new loan.

But refinancing doesn’t mean that you need to choose the same term. Your new loan may have a shorter term (for example, 15 years instead of 30). It means that you can reduce the total amount you have to pay and also pay off your home much sooner. However, shorter loan terms are usually associated with higher monthly payments, so you need to consider your budget and financial goals to be prepared.

Starting the new loan with different terms is exactly the reason why borrowers consider refinancing, hoping for a more favorable interest rate, loan type, or payment period.
- ### 4. How soon can I apply for refinancing?
**

The most common waiting period is around 6 months, but the exact timeline depends on the type of your mortgage, lender, and individual financial situation. Refinancing programs also influence the requirements for refinancing.

For instance, government-backed mortgages may have their own rules. Borrowers with USDA, VA, and FHA loans have to meet specific seasoning requirements before they can apply for refinancing. Depending on the refinancing type, the waiting period may be from 6 to 12 months.

To be sure about your possibilities, we recommend checking your current mortgage terms and speaking with a lender to confirm when exactly you become eligible. Comparing closing costs, interest rates, and your savings is also a good idea to understand whether refinancing right after buying your house matches your financial goals.

So, if your financial situation allows, refinancing can help you reduce your monthly payment or get better loan terms. In this case, refinancing after a home purchase may be a good opportunity to improve your mortgage while reducing spending. Each case is individual, and at LBC Mortgage, we are always ready to assist with evaluating current mortgage terms and applying for a new one.
