## VOE Loans

Have you been denied or had your loan application rejected by more stringent loan requirements? A VOE loan may be able to help. With a VOE mortgage, you don’t need W-2’s, pay stubs or tax returns. VOE or Verification of Employment is a type of mortgage program where all of the verification is handled directly with the employer. If you’re a salaried worker or a wage earner, this program could work for you as an alternate type of financing.

## How to Get the Best Deal with a VOE Loan

With the VOE loan program, approval is much faster than through a conventional or [FHA loan](<https://lbcmortgage.com/traditional-mortgage/fha-loans/>). You’ll need a credit score of at least 680 in order to get the best deal, and a 20% down payment on the home. You’ll also need to have the home as your primary residence. You can use 100% of gift funds to purchase the home as well.

In addition, there are flexible loan terms with a *VOE mortgage*. You can choose from a 30-year fixed loan, or a 7/1 ARM adjustable rate mortgage (with the interest paid during the fixed period). Plus, because no tax returns or pay stubs are required, all you need to show is income or have your employer verify your employment for as little as the last two years.

## Loan Features

- Credit score as low as 650
- 15% down payment on purchase (with 720 FICO)
- Loan amount up to $5 million
- No tax returns, no paystubs, no W2
- Fully completed Verification of Employment confirming 2 years of employment required
- Can use 100% gift

## Requirements:

- 2 years employment history with same employer
- Employer must fill out verification of employment form
- 6-12 month reserves

## Frequently Asked Questions

- ### 1. What VOE loan options does LBC Mortgage offer for cash and check earners?
**

VOE loans, or Verification of Employment loans, are designed for borrowers who receive income through cash or checks and may not have traditional documentation such as tax returns or pay stubs that fully reflect their earnings. LBC Mortgage provides VOE loan options that allow these borrowers to qualify based on confirmed employment and income consistency rather than standard documentation requirements.

These loans are particularly useful for individuals working in industries where income is not always formally documented, such as service-based roles or independent work arrangements. Instead of relying on tax filings, lenders verify employment directly with the employer or through alternative documentation that confirms the borrower’s income level and job stability.

VOE loans can typically be used for purchasing or refinancing residential properties, depending on program guidelines. While these loans offer flexibility, they often require stronger compensating factors such as a higher down payment or a solid credit profile. For cash and check earners, VOE loans provide a structured pathway to financing when traditional documentation is not available or does not fully reflect income.
- ### 2. What are the qualification requirements for VOE loans?
**

Qualifying for a VOE loan involves meeting criteria that focus on employment and financial reliability rather than traditional income documentation. When applying through LBC Mortgage, borrowers must demonstrate stable employment and consistent income, even if that income is received in cash or through checks. Lenders verify employment directly to confirm these factors.

Credit score remains an important component of the qualification process, as it reflects the borrower’s history of managing financial obligations. Borrowers with stronger credit profiles may qualify for better loan terms. Down payment requirements are often higher than those for conventional loans, providing additional security for the lender.

Lenders may also evaluate the borrower’s overall financial stability, including available assets and reserve funds. These reserves help ensure that the borrower can manage mortgage payments over time. By meeting these requirements, borrowers can access financing that accommodates non-traditional income structures while maintaining responsible lending standards.
- ### 3. When should a borrower consider a VOE loan?
**

Borrowers may consider a VOE loan when their income is not fully documented through traditional means but they still maintain stable employment and consistent earnings. Through LBC Mortgage, cash and check earners can explore this option when tax returns, pay stubs, or other standard documents do not accurately represent their financial situation.

VOE loans are particularly useful for individuals who receive income in cash or through informal payment methods but can demonstrate reliable employment. This allows borrowers to qualify for financing based on real earning capacity rather than limited documentation.

Before choosing a VOE loan, borrowers should evaluate factors such as interest rates, down payment requirements, and long-term financial goals. While these loans provide flexibility, they may have different cost structures compared to traditional mortgages. Understanding these elements helps ensure that the loan aligns with the borrower’s financial needs and objectives.
